Henry’s, the latest creation by Many Many (formerly Cocoonut), will open its doors in January 2024 as the largest co-living space in Luxembourg City. This case study explores the unique features of Henry’s and how Many Many implemented its ideals of “living together” in the context of the sharing economy and real estate challenges.
Revolutionary Features
Henry’s marks several firsts in the co-living domain:
– The largest co-living space in Luxembourg City.
– The first hybrid co-living space in the country, integrating co-working, fitness, a coffee shop, a store, and a rooftop.
– The first luxury co-living space, built to 4-star hotel standards, emphasizing quality furnishings and space mastery.
– Targeting specifically employers in the Cloche d’Or area, offering housing tailored to both individuals and businesses.
The “Living Together” Model in the Sharing Economy Context
Many Many, inspired by the principles of the sharing economy, designed each apartment to perfectly adapt to each circle of social intimacy:
– 5 suites per apartment for close friends, promoting sharing and conviviality.
– 15 residents per floor for “good friends,” encouraging interactions and exchanges.
– A residence of 50 people, creating an ideal network of friends and a cohesive community, reflecting Many Many’s sharing vision.
Achievement Despite Real Estate Challenges
The project was delivered after more than 2 years of planning, amid a persistent real estate crisis and as the new government commits to making housing more accessible. Many Many rose to the challenge by delivering homes that meet the expectations of new residents, supported by investor trust for more than 2000 homes in preparation.
Partnership with INOWAI
Integrated into the INOWAI group, Many Many benefited from the group’s skills in project development, demonstrating the necessary synergy in a complex real estate context. The one-stop-shop model of INOWAI allowed for optimal “build-to-rent” realization, aligned with the principles of the sharing economy.
